Real Estate Equities is looking for Maintenance Technician to join our team! Fountain Terrance is 72 units and one (1) building located in New Brighton, MN and Pheasant Park is 92 units and one (1) building located in New Hope, MN.

Real Estate Equities offers competitive base pay, On Call rate of $50.00 per hour if required to go to site, and Holiday On Call Rate of $67.50 per hour if required to go to the site, renewal commissions and a fun place to work in addition to health insurance, dental insurance, PTO and 100% employer paid STD, LTD, Life Insurance.

Maintenance Technician Job Duties and Responsibilities:
Provide residents with exceptional customer service and foster good resident relations
Be a valuable part of an effective on-site team
Know and adhere to all standards of quality
Maintain daily service request system and complete service requests
Perform follow up calls on service requests
Maintain preventive maintenance schedule and complete preventive maintenance
Maintain physical appearance of the community
Work after-hours emergency on-call rotation, as scheduled
Perform apartment turnover duties
Repair and replace appliances
Maintain MSDS and follow all safety procedures
Maintain maintenance inventory
Maintain safe and organized maintenance shop, storage and mechanical rooms
Maintain lock out/tag out station of keys
Maintain apartment history cards, lighting and snow logs
Work with contractors on snow removal, lawn care, etc.
Monitor HVAC equipment
Maintain pools
Shovel/sweep using broom, shovel snow
Work in extremes of climate/temperature (-20 to 110 degrees), rain, snow

Maintenance Technician Non-Essential Job Duties and Responsibilities:
Perform/prepare special projects
Perform other duties, as assigned

Maintenance Technician Position Requirements:
Must possess appropriate licenses & certifications, ie Boilers' License and CPO within 90 days of employment
Valid Driver's License
3-5 years of Maintenance Technician Experience
Must have knowledge of basic maintenance repair and maintenance
Must possess the ability to communicate effectively, both verbally and in writing
Work with and around mold, dust, paint and chemicals
Ability to understand and follow instructions
Knowledge of affordable housing, ie Section 8

Maintenance Technician Physical Requirements:
Must be able to bend, stoop, kneel, crouch, crawl, pull and push
Ability to lift 50 lbs. to chest height
Ability to work with hands over their head and perform duties while standing on a ladder

Salary Information:
$28.00-$31.00 per hour
On Call rate of $50.00 per hour if required to go to site, and Holiday On Call Rate of $67.50 per hour

Monday - Friday with nights and weekends as necessary for on call.
40 Hours, Full Time
