Job Description:
HealthPartners is currently hiring for Building Engineer to support
the building of our new Apple Valley Clinic. The Building Engineer
II position is responsible for maintaining the general condition,
operation, and appearance of HealthPartners/GHI property
(buildings, grounds, parking lots) including basic electrical,
carpentry, plumbing, HVAC, mechanical, and painting work. We are a

REQUIRED QUALIFICATIONS:
Equivalency consideration will be given to individuals with ten
(10) years' experience working in a commercial facility in the
areas of mechanical maintenance, electricity, plumbing, carpentry,
and heating and cooling systems (HVAC).
Electrical
a. Know electrical codes and follow electrical safety
practices.
b. Working knowledge of AC, DC, single-phase and three-phase power
and low voltage.
c. Trouble shoot electrical circuits using multi-meter.
d. Familiarity with wiring diagrams/schematics.
Plumbing
a. Working knowledge of plumbing accessories, valves, pumps, seals,
etc.
b. Able to install, repair or replace toilets, sinks, faucets,
flush valves.
c. Know proper use of power snake for drain lines.
d. Able to repair various piping systems (copper, plastic,
galvanized, etc.)
Heat and Air-Conditioning
a. Understand operation, and have a working knowledge, of various
mechanical systems (boiler, heat pumps, cooling towers, roof
tops).
b. Understand the refrigeration cycle.
c. Working knowledge to check and charge system refrigerants,
pressures and recovery.
d. Able to perform preventive maintenance tasks on HVAC equipment,
motors, filters, compressors, bearings, pumps, etc.
e. Able to trouble shoot electrical and pneumatic problems.
f. Understand water treatment for boilers/cooling towers.
g. Have a basic understanding of energy management systems
(including operation, monitoring and alarms) and knowledge of
direct digital controls.
Possess Universal CFC Certification and be currently licensed in
the State of Minnesota with a First Class boiler-operating
license.
Pass bonding and security clearance requirements.
Possess a current valid driver's license and reliable
transportation.
Demonstrated ability to work independently with minimal
supervision.
Effective verbal and written communication skills.
Show initiative and remain solution-oriented.
Courteous, cooperative and able to establish effective working
relationships.
Ability to learn and work with computer systems.
Ability to compute mathematic calculations (add, subtract,
multiply, divide).
Detail orientation, accuracy, and the ability to follow
instructions.
Effective organization and prioritization skills.
Pass HealthPartners pre-employment physical exam.
Knowledge of health codes, national and local fire codes.
PREFERRED QUALIFICATIONS:
Certificate of completion of specialized training in electricity,
plumbing, carpentry, HVAC, and/or related field.
Experience as a commercial building maintenance technician.
Experience in a medical facility.
Residence within twenty (20) minutes driving time to the
clinic.
Experience in grounds maintenance, landscaping, snow removal and
parking lot maintenance
Experience with and ability to operate and understand computerized
energy management systems.
PHYSICAL REQUIREMENTS:
Must be able to stand for long periods of time. Must be able to
push/pull carts and other equipment, climb, lift (80 lbs.) and
shovel snow. Possess manual dexterity and visual acuity to complete
required duties and responsibilities. This position requires
working in various temperature conditions and noise levels; in
indoor and outdoor settings; and around fumes and/or hazardous
odors, dust, and chemicals.
ACCOUNTABILITIES:
Install, monitor and maintain all operating equipment and property
throughout assigned locations.
Identify and make needed repairs and/or replacements throughout
assigned locations (including furniture, fixtures, equipment,
walls, doors, windows, floors, woodwork, paint, etc).
Anticipate staff and patient/member needs, respond promptly, and
acknowledge all needs in a manner that best represents site
operation.
Ensure that all assigned locations' space temperatures and
appearances are maintained and appropriate for staff and
patient/member comfort and experience.
Respond to and resolve facilities-related issues, concerns, and/or
complaints in a timely and professional manner.
Maintain accurate log entries to record equipment in need of
repair, and prioritize efforts accordingly.
Report hazards and/or injuries to site leadership and/or the
Facilities Engineering Supervisor, and take immediate action to
correct the issue(s).
Perform security and safety procedures as established by site
leadership and the Facilities Engineering Supervisor. This may
include performing clinic opening and closing procedures.
Assist as required during life safety and medical events.
Consult with contractors/vendors as needed, with prior
authorization from site leadership and/or the Facilities
Engineering Supervisor.
Respond when contacted as part of the emergency call list, and
assist on location in the event of a disaster.
Monitor and maintain cleanliness, sanitation, and organization of
all engineering areas.
Perform general cleaning and floor care at assigned locations,
monitoring custodial services and reporting issues and/or concerns
to site leadership and the Facilities Engineering Supervisor.
Monitor, complete, and document preventative maintenance in
accordance with the preventative maintenance schedule/program for
staff and patient facing areas, property infrastructure, and
equipment.
Manage, update, and provide input on the preventative maintenance
computer system.
Complete maintenance request work orders for all assigned locations
in a thorough and timely manner.
Perform ground maintenance for assigned locations.
Ensure that all equipment required for day-to-day activity is
scheduled and operating properly.
Make recommendations related to saving energy, resources, or
otherwise acquiring/maintaining sustainability.
Make recommendations to improve site-related safety and loss
prevention.
Act as a resource to Building Engineer I, assisting in analyzing
problems, reviewing cost estimates, and making recommendations for
use of outside contractors. Assist Building Engineer I in
performing installations, repairs and grounds maintenance as
needed.
Provide input for building budget development, management, and cost
forecasting.
Other duties as assigned.
