Job Description:
SummaryThe Maintenance Technician will be responsible for
performing a variety of maintenance tasks necessary to maintain and
enhance the value of apartment community in a timely, professional
and courteous manner.Essential Duties & Responsibilities:Ensure all
service requests and repairs are completed thoroughly and in a
timely mannerAssist Maintenance Supervisor with monitoring
inventory of equipment, tools, parts and supplies at appropriate
levelsMaintain excellent customer service standardsComply with all
personnel management policies and procedures and maintain an
organized, clean and safe work area.Maintain preventative
maintenance scheduleCommunicate effectively with residents, fellow
employees, vendors and supervisorsWork with Maintenance Supervisor
to adhere to budget guidelines and maintain an effective
preventative maintenance programAssist the Maintenance Supervisor
with maintaining a hazard communications programInspect grounds,
buildings, and other community features as required to minimize
liability concernsEnsure adherence to the company's safety and
hazard communications programs, policies and proceduresWork with
Maintenance Supervisor to ensure that physical condition of the
community is maintained according to company operating and safety
standardsWork with maintenance team to ensure excellent curb appeal
at all timesAssist residents with the move-in/move-out process as
neededAssist with the scheduling and performance of all
maintenance/repair-related turn eventsPerform scheduled maintenance
on all equipment based on the manufacturer's recommendations and
operating manualsAddress complaints and resolve issues in a timely
and professional fashionMaintain accurate records and contribute to
the general upkeep and cleaning of office, common areas and
modelPerform other maintenance/repair work as directed by Property
Manager and Maintenance SupervisorAssist in the daily cleanup of
the exterior of the property including grounds, breezeways, and all
common areasPerform swimming pool maintenance and cleaning and
maintain accurate, timely chemical logsParticipate in on-call
rotation for emergency serviceAdhere to company dress codePerform
additional tasks and responsibilities as
requiredEducation/Experience and Technical Requirements:High school
diploma or equivalent requiredMust live within 30 miles of the
assigned propertyMust have reliable transportation due to the
emergency on-call requirementEPA certification Type I and II
preferredOther licenses and certifications as required by local,
state or federal lawPosition requires individuals to be able to use
general maintenance equipment including, but not limited to, hand
tools, ladders, refrigerant recovery units, landscaping equipment,
and required safety equipmentAll equipment must be used without
jeopardizing the safety of themselves, fellow associates, and
residentsAppropriate safety equipment and apparel must be worn
including proper footwear (work boots)Must be able to diagnose
problems with and assist with repair of the following:Major
appliancesHVAC, including EPA CertificationBasic-Intermediate
plumbingBasic-Intermediate electrical (when no license
required)SheetrockGeneral carpentryPool care (if required by
community)Roofs and guttersPaintingGeneral irrigation maintenance
and repairsLandscapingFountain maintenance and
repairsFoundation/sidewalk repairsIce/snow removalGolf carts and
small engine maintenancePhysical Activities:Requires frequent
lifting and moving of up to 75 pounds when using machinery and
equipment for essential maintenance tasks, including but not
limited to installing outside air conditioning unitsRequires
frequent bending and/or stooping to access equipment and machinery
necessary for essential maintenance tasks.Requires frequent use of
ladders and stepladders to access equipment and machinery necessary
for essential maintenance tasks
