Title: Maintenance TechnicianJob Classification: Non-ExemptReports to: Property Manager or Maintenance Manager Purpose: maintain effective maintenance program whereby all facilities and equipment are kept in good repair and proper operating conditions at all times. Maintenance Technician Job Duties and Responsibilities: Provide residents with exceptional customer service and foster good resident relationsBe a valuable part of an effective on-site teamKnow and adhere to all standards of qualityMaintain daily service request system and complete service requestsPerform follow up calls on service requestsMaintain preventive maintenance schedule and complete preventive maintenanceMaintain physical appearance of the communityWork after-hours emergency on-call rotation, as scheduledPerform apartment turnover dutiesRepair and replace appliancesMaintain MSDS and follow all safety proceduresMaintain maintenance inventoryMaintain safe and organized maintenance shop, storage and mechanical roomsMaintain lock out/tag out station of keysMaintain apartment history cards, lighting and snow logsWork with contractors on snow removal, lawn care, etc.Monitor HVAC equipmentMaintain poolsShovel/sweep using broom, shovel snowWork in extremes of climate/temperature (-20 to 110 degrees), rain, snow Maintenance Technician Non-Essential Job Duties and Responsibilities: Perform/prepare special projectsPerform other duties, as assigned Maintenance Technician Position Requirements: Must possess appropriate licenses & certifications, ie Boilers' License and CPO within 90 days of employmentValid Driver's License3-5 years of Maintenance Technician ExperienceAbility to lift 50lbs to chest heightMust have knowledge of basic maintenance repair and maintenanceMust be able to bend, stoop, kneel, crouch, crawl, pull and pushMust possess the ability to communicate effectively, both verbally and in writingAbility to work with hands over their head and perform duties while standing on a ladderWork with and around mold, dust, paint and chemicalsAbility to understand and follow English instructionsKnowledge of affordable housing, ie Section 8Fluent in Spanish is desired, but not required. Monday through Friday 9am-5pm or 8am-4pm. Some nights and weekends as necessary for on call rotation.30-40 hours per week.Paid On CallPI160399401
