Type Regular Full-Time Overview The Facilities Manager is
responsible for the proper maintenance and cleaning of St. Paul
Citadel Corps. This position is responsible for operating,
maintaining and repairing HVAC system/equipment, plumbing,
electrical, and mechanical equipment, or arranging for vendors to
provide the service following Salvation Army policy. The Facilities
Manager should service and repair the building and its contents,
assist in obtaining bids from outside contractors, and purchases
supplies as needed. This position should support the St. Paul
Citadel's philosophy of care when working with children and
youth.This is a full-time regular position with a workweek
expectation of 40 hours per week. Some overtime may be required as
requested by supervisor. Responsibilities This job description is
not all inclusive. It is intended to identify the essential duties
of the position. Other duties, responsibilities and tasks may be
assigned by Corps Officer.
--- Maintain positive work atmosphere by behaving and communicating

would include, but is not limited to such actions: resolution of

visitors and clients; respect of others' property and person and
professional and appropriate communication to and about co-workers,
and subordinates.
--- Support the mission of The Salvation Army by treating every
client and colleague with individual respect and dignity, and
without discrimination of any kind.
--- Engage all community members (including and not limited to,
visitors, volunteers, and participants, etc.) in a way that brings
them to the Corps for programming, activities, events, and Pathway
of Hope.
--- Operate and maintain boiler and heating system, including
boiler checks, boiler log, water tests, water treatment, air
handler checks, maintenance of belts, motors, etc.
--- Ensure boiler checks are completed following Minnesota state
guidelines.
--- Maintain air conditioning and ventilation equipment, including
grease motor, bearings and pumps, adjust belt tension, check water
levels, clean air vents, check/change filters, etc.
--- Control water usage/waste through repairing of leaking or
dripping faucets, showers, toilets, etc., and maintaining the
system in proper working condition.
--- Repair and maintain electrical system, including replacement of
switches, outlets, light ballasts, and other existing
equipment.
--- Make installations and repairs on above except as limited by
building codes, licensing, or union contract restrictions.
--- Clean and maintain interior and exterior surfaces, patch,
repair and paint walls and ceilings, repair and clean carpet,
window and door frames, windows and screens, built in cabinets,
closets or shelves, cleaning windows inside and out, sweeping of
sidewalk and parking areas, and exterior painting.
--- Repair, stain, paint, clean furniture as necessary.
--- Check vehicles for maintenance purposes weekly. Oversee vehicle
maintenance and vehicle service records.
--- Assist in janitorial duties as needed or as assigned by the
direct supervisor.
--- Assist in seasonal outside work, salting sidewalks, shoveling,
ice removal, snow blowing, lawn mowing, hedge trimming, weeding,
watering, and general cleaning of property as needed or as assigned
by the supervisor.
--- Perform repairs and maintenance on equipment (lawn mowers, snow
blowers, weed trimmers, hedge trimmers, vacuums, floor, machines,
refrigerators, dryers, washers, garbage disposal, ice machines,
etc.) as needed or as assigned by the supervisor.
--- Respond to emergency calls and be available to make emergency
repairs before calling in outside services. This includes holidays,
evenings, and weekends.
--- Schedule service of vendors including but not limited to fire
suppression, health department, alarm system, and boilers.
--- Respond in a timely and respectful manner to staff maintenance
requests.
--- Acquire bids for furniture and equipment needs for the
agency.
--- Maintain a "Schedule of Maintenance" file for all facilities,
boilers, furnaces, etc.
--- Maintain and update "Safety Data Sheets" binder in a centrally
located place.
--- Maintain maintenance and inspection records for all building
systems, equipment and individual apartments.
--- Attend all service repair meetings with various vendors when
needed with divisional and site staff as appropriate.
--- Act as liaison with all outside vendors by obtaining bids,
scheduling repairs, and being present when vendors are on site.
--- All other duties as assigned. Qualifications --- Bachelor's
degree in Facilities Maintenance or related field. In lieu of
degree, 5 years of significant work experience in maintenance and
HVAC may be substituted for education.
--- Must possess and maintain at least Class 2-C boiler license or
greater. Or, must possess a Specialist license with the ability to
achieve a Class 2-C boiler license after successful completion of 1
(one) year of supervision, demonstration of competency, and passing
the Class 2-C exam. (Supervision provided by The Salvation Army
Divisional Headquarters Property Department.)
--- Must be knowledgeable about and follow Minnesota state
guidelines for boiler checks.
--- Must have knowledge of and at least two years' experience with
operating HVAC equipment, plumbing, electrical, carpentry and
mechanics repair and have general physical plant repair skills.
--- Must have knowledge and/or training in the proper handling and
use of cleaning chemicals and equipment.
--- Must be willing to work with housing programs that provide
services for youth ages 16-24
--- Ability to accept supervision and work with a team of
co-workers.
--- Ability to organize work, set priorities, meet deadlines, and
complete tasks with a minimum of direction.
--- Ability to use Salvation Army approved word processing,
spreadsheet, data base management, and graphics/desktop publishing
software packages.
--- Valid Driver's License. (Must meet the guidelines provided by
the State of residence and the automobile insurance provider as
pertaining to corps' passenger vans/buses.)
--- Must pass The Salvation Army background checks, Department of
Human Services background check, and meet the MVR driver's
qualifications.
--- Willingness to support the philosophy, goals, objectives, and
mission of The Salvation Army.
--- It must be understood by the incumbent that the provisions of
Safe From Harm will apply upon commencement of employment and also
understood that the required Safe From Harm training be
satisfactorily completed within the first thirty (30) days of
