today! Job Summary Ensure timely and cost-effective acquisition of
sufficient land to enable TCHFH to meet its housing production
goals. Communicate with other staff about land acquisition
prospects and progress. Monitor site acquisition prospects. Manage
steps involved in securing site, including negotiating with
sellers, meeting with public agency staff, working with consultants
on due diligence, developing site and conceptual architectural
plans, managing the land entitlement and public land sale approval
process, and assisting with or directly overseeing the application
for and administration of public funding grants.RESPONSIBILITIES
Collaborate with the Chief Real Estate Officer and Land Development
Director in long range planning of land acquisition
strategies.Develop and maintain partner relationships with cities,
counties, and developers to provide a pipeline of development
opportunities.Collaborate with Homebuilding/PMO, Resource
Development, Homeowner Development staff in evaluating development
opportunities, scheduling projects and estimating costs prior to
acquisition or handoff to construction project management
staff.Create project plans in Microsoft Project and maintain
schedules, budgets and resources assignments until handoff to
Project Management staff. Oversee site acquisition and
entitlement:Based on the organization's long-range planning goals,
seek out development opportunities in assigned portions of the
service area. Serve as first point of contact for potential sites,
reviewing to determine funding, development, and construction
feasibility.Conduct due diligence in preparation for purchase
agreement negotiation or to eliminate purchase agreement
contingencies prior to closing.Develop project pro forma cost
estimates.Negotiate the terms of purchase and development
agreements and approvals with municipalities, neighborhood groups,
developers and other sellers.Ensure preparation and completeness of
all development proposals, offers to purchase, and purchase
agreements.Coordinate public process and attend necessary public
meetings related to land entitlement, subdivision, rezoning,
variance, home design and land sale approval.Work with Design,
Project Management, Construction and Homeowner Development staff to
ensure sites and homes are designed to all governmental compliance
regulations in a timely manner to meet agreed upon schedules.In
partnership with attorneys and surveyors, set up common interest
communities as applicable.Collaborate with Homebuilding Project
Funding team on funding applications to support land acquisition
and construction activities and assist in compliance with those
grant requirements. Assist in the home marketing process to
prospective Habitat Homebuyers and coordinate MLS-based sales with
real estate agents as necessary.Participate in department meetings
as needed, including Homebuilding, Resource Development and
Programs and Services.Participate in affordable housing development
forums and support group meetings as needed and interested.
QUALIFICATIONS Experience and Credentials Minimum three years'
experience in real estate sales, real estate development,
affordable housing development and finance, or project
management.Possess valid driver's license with good driving
record.Project Management Professional, American Institute of
Certified Planners, or Housing Development Finance Professional
certification helpful. EducationSome combination of post-secondary
education and shorter term, relevant work experience may substitute
for the experience requirement above.Knowledge, Skills and
AbilitiesAbility to quickly absorb and deploy new information,
learn new skills, and adopt the latest technology. Self-starting,
self-motivated. Interested in generating new ideas and advocating
for improvements across the department and organization.Identifies
problems ahead of time and independently creates evidence-based
solution options to present to stakeholders for decision
making.Excellent interpersonal skills able to diplomatically deal
with challenging situations.Excellent oral and written
communication skills, including speaking in front of large groups
of people.Exceptional leadership, management, and motivational
skills relating to employees and volunteers. Function well as part
of the project management team and able to create a team working
environment.Plans, prioritizes, coordinates, delegates and manages
work; Multi-tasks and ensures own work assignments completed within
established deadlines in a partially remote work setting.Possess
thorough, organized, detail-oriented and accurate approach to
work.Must be proficient in Microsoft Office Suite and MS Project.
Experience with Power BI preferred.PHYSICAL REQUIREMENTS Work at a
desk on a telephone and computer for extended periods of
time.Attend meetings and functions outside of the Habitat
office.Independently operate a motor vehicle. WORK ENVIRONMENT Most
of the work is performed in an office environment with frequent
travel to evaluate undeveloped sites or construction sites with
exposure to dirt, uneven terrain, dust, dampness, construction
debris, possible extreme temperatures, construction noises,
construction material fumes and odors. A personal vehicle used for
site visits, etc., is preferred and most convenient. Statutory
compensation provided. COMPENSATION $75,500 to $80,465 annually
dependent on qualifications and experience. Exempt, salaried
